Strata security is expected by all apartment owners. And the majority of apartment buildings have an access control security system restricting access into the building and basement to only authorised personnel. This system is regularly taken for granted until a break-in occurs or a new problem arises.
The new problem making buildings look at their security is short-term letting. Short term letting has received a massive increase in residential strata apartments with platforms like airbnb and bookings.com becoming wildly accepted.
Owners and Strata Committees need to take control and be proactive about your strata security. I especially recommend taking a proactive interest in the swipe card system of your building. By being in control of who enters your building you will reduce; short-term letting, unauthorised access and illegal parking on common property and in owners private car parks.
This audit isn’t a one time job, every strata manager and committee should include this in their buildings management plan every 12 to 18 month.

Additional Strata Security Upgrades
In addition to the audit of your swipe card access control system buildings can also:
- Install a tradition CCTV system, but to increase the functionality also consider the addition of “Licence Plate Recognition Software”.
- Engage manned security for a couple of weeks a year, make them random and make them extremely visual and have them greet every occupier and check they live there.
